AirKey House

Overview

AirKey House operates in the short-term rental market in Italy, where guests arrive at all hours and hosts prefer not to hand over physical keys in person. Its business rests on smart, keyless access to properties. We designed and built the custom software that supports these operations, using Laravel and MySQL, and delivered it on the company's own Italian domain.

The Challenge

Short-term rental hosts and managers juggle bookings, arrivals, cleaning and guest questions, often across several properties. Keyless entry removes the key handover but brings its own coordination work: access has to be granted for the right guest, at the right time, to the right property, and revoked afterwards. Mistakes are highly visible to guests. Spreadsheets and messaging threads become fragile at this point, and generic property management systems seldom match a company that has built its offering around smart access.

Our Approach

We started from the access lifecycle and worked outward. Every property, booking and guest stay is a record with a clear start and end, and access is tied to those records, not managed as a separate list. We built the system so that staff see what is happening at each property at a glance and can act on exceptions, rather than check every booking by hand. We chose Laravel for its dependable handling of scheduled jobs, user permissions and third-party integrations, all central to this kind of platform.

What We Built

The platform gives the operations team a structured view of properties, stays and guests, with access rights linked to each stay. Staff sign in with role-based permissions, and records are searchable and filterable so that a question about a specific arrival can be answered quickly. Scheduled processes handle time-based tasks, and the interface is tuned for daily use, with short forms and clear statuses. Public-facing pages on the company's domain present the service to hosts and guests in Italian.

Technology

Laravel supplies the scheduler, queue system, authentication and validation that time-sensitive workflows depend on, and it integrates cleanly with external services through its HTTP client. MySQL holds the relational data behind properties, stays and users, with constraints that protect its integrity. The conventional architecture keeps the code approachable for any Laravel developer who later joins the project, and leaves room for connecting additional lock or booking services.

Outcome

AirKey House has a system built around its smart-access model rather than an adapted generic tool. The operations team gets a clear picture of properties and stays, access is organized around bookings, and the company has a platform it controls and can extend as it adds properties, integrations or reporting.
